Problem
The average home sale costs the seller a 6 percent agent commission. On a $500K home that is $30K. Most of that commission pays for things AI now does in seconds: listing copy, comparable analysis, pricing strategy, offer evaluation, contract review. Sellers know it. They cannot replace the agent until something replaces the agent.
Build
DEED AI is the command center that replaces the agent. One app, four jobs.
- Listing presentation. Upload photos, address, and a few details. The system generates a listing description, identifies the strongest selling features from the photos, and produces a marketing brief.
- Pricing intelligence. Pulls comparable sales, market trend data, and neighborhood-level price signals. Outputs a defensible price range with the reasoning behind each anchor.
- Offer evaluation. Every incoming offer is parsed, scored against the seller's priorities (price, timeline, financing strength, contingencies), and ranked. The seller sees a one-screen verdict instead of a 30-page packet.
- Contract automation. Standard contingencies, addenda, and counter-offer drafts generated in seconds. Sent to the seller's attorney for the final review that actually requires a human.
Outcome
A homeowner who would have paid $30K to an agent now pays $99 a month and owns the entire transaction. The agent does not vanish from the market. The agent vanishes from the deals where they were already redundant.
Stack
Next.js 16 App Router for the front end, Supabase for auth and the deal database, Claude API for every reasoning layer (pricing, offer scoring, contract drafting), Stripe for the subscription, Vercel for the deploy. Same stack we run every product on.
